Job Description
The Building Services Manager is responsible for the day-to-day maintenance of the Grand Opera House, a Grade A Listed Building, and its plant and associated building support services. They will ensure the highest possible standards of cleanliness, planned and preventative maintenance, energy control, conservation and adherence to the Grand Opera House Trust’s (the Trust) environmental, sustainability, security and Health and Safety policies and procedures.
Main Duties:
- Ensure the maintenance and good order of the Theatre’s building, plant, Trend/Building Maintenance System (BMS) and services to the highest possible standards, working within agreed budgets, policies and procedures.
- Resolve maintenance issues as and when they arise, using the Buildings Maintenance Log to monitor, priortise and manage maintenance activities with tasks affecting the health, safety, and security of staff, customers and visiting companies being the highest priority.
- Forward plan all maintenance activities in the Theatre, maximising the opportunity to complete essential maintenance activities during non-performance periods in the Theatre.
- Build productive working relationships with external contractors, and act as main contact point for all external contractors, ensuring that the Theatre’s procurement procedures are followed at all times.
- Liase and manage external contractors working onsite, including supervising work activities and signing off their work onsite.
- Maintain and update all essential maintenance and service records including all mechanical and plant equipment and update the Theatre’s online Health and Safety portal.
- Day-to-day management of the housekeeping team to ensure that the Theatre is maintained to the highest possible hygiene standard at all times.
- Purchase goods, equipment and services relating to the proper maintenance of the Theatre, its plant and services, complying with the Trust’s financial procedures at all times.
- Maintain the Theatre’s security systems and supervision of call-out arrangements for emergencies when the building is unoccupied, including being available to be on-call outside normal working hours for emergency maintenance activities.
- Ensure that all electrical systems, heating systems, security systems, fire alarms, emergency lighting, structural tests required by licensing and regulatory authorities are tested and certificated annually.
- Ensure that the fire alarm, sprinkler, legionella and asbestos testing are carried out at the required intervals, and that appropriate documentation is kept on the Theatre’s online Health and Safety portal
- Maintain all documentation and records, concerning the environmental standards of the Theatre (register legislation, environmental policy, state of environmental impacts) and review every six months.

Person Specification
The Building Services Manager will be a confident and experienced manager with extensive project management experience and technical understanding. The position carries considerable building management responsibilities and therefore work experience and responsibilities must be at a similar level to that required in this role. A thorough understanding of health, safety, environmental and security legislation and how it applies to this role is essential. Excellent communication and interpersonal skills are key as well strong analytical, problem solving and decision-making skills.
Essential Education & Experience
- A third level qualification in a relevant building services/environmental related discipline
- At least 3 years’ recent paid work experience in a management or leadership role, managing facilities/building operations, with responsibility for managing significant budgets and projects.
- Significant line management experience, with responsibility for a full range of HR tasks including recruitment and selection, induction, designing and delivering training, absence and performance management.
Essential Skills, Knowledge and Abilities
- Thorough knowledge and understanding of health, safety, environmental and security legislation within the built environment, including regulatory standards and codes.
- Excellent planning and organisation skills and the ability to manage a varied workload in a fast paced environment and prioritise as required.
- Ability to interpret and understand building plans, blueprints and specifications.
- Excellent communication and interpersonal skills, both written and oral, with the ability to build and maintain effective relationships with people both internally and externally.
- IT proficient with working knowledge of Microsoft Office products including Word and Excel and experience of using databases.
- Strong analytical, problem solving and decision-making skills and attention to detail
- Ability to work as part of a team and to lead and motivate team members.
Terms and Conditions
The Building Services Manager salary is £36,000 per annum. This is an all-inclusive salary, and no overtime will be payable.
This role is required 37.5hrs a week, Monday to Friday, however flexibility is required across the full seven days of the week, at weekends and evenings, to ensure routine and emergency maintenance and work is carried out and supervised accordingly.
